☐ Are nearby communities growing?
☐ Are homes, businesses, schools, hospitals or institutions being developed around the area?
A location surrounded by growing communities, businesses, institutions or residential development may have stronger potential demand than an isolated location—even if the isolated land is much cheaper.
3️⃣ Check Development Potential
☐ What can legally and practically be built on the land?
☐ Does the area have planning restrictions or permitted-use requirements?
☐ Is the land physically suitable for your intended project?
Not every piece of land has the same potential use. A cheap plot that cannot practically support your intended project may not be a bargain.

Look beyond the individual plot. The neighbourhood can tell you a lot about the potential future demand for a property.
🧠 The Smart Question
Instead of asking only:
“How cheap is this land?”
Ask:
“Why is this land cheap, and what will make it more valuable in the future?”
Then investigate the answer.
Sometimes the explanation may be a genuine early-stage opportunity. In other cases, the low price may reflect poor accessibility, weak demand, documentation concerns, environmental challenges or limited development prospects.
The difference is research and due diligence.
